SWISS PALM BEACH resort is owned
by Romande Company Limited, which was founded on 12th
May 1988.
Romande Company leases the apartments, manages and promotes "Swiss Palm Beach Resort" to the Travel Agencies.
1.2 Details on Swiss Palm
Beach resort
Swiss Palm Beach resort has been
conceived of apartments for vacation with all facilities
as in a hotel. It is located in Patong Beach on the
island of Phuket, in a still quiet area, at 150 m. (around
450 Ft) far from the beach.
It is composed of 3 main buildings:
2 buildings disposed in "V", each included
18 apartments. We offer you 2 types of apartments :
8 apartments on ground floor and 28 two-stories apartments
(duplex).
Each apartment (around 90 m2 with terrace or balcony)
includes two bedrooms with air conditioning, bathroom,
separated WC for the duplex, fully equipped kitchen,
dining area, living room with TV, video and telephone.
They are all arranged and furnished with modern comfort.
At the present time, the restaurant, the kitchen and
reception desk with a small tour counter have been arranged
in a temporary building at the entrance of our resort.
The new-planed third building will consists mainly in
studios, a restaurant, a laundry, a reception desk and
an office
The construction is built in a relaxing tropical garden
with swimming pool and a integrate pool-bar and waterfall.
1.3 Selling and renting
Romande sells these apartments
for a period of 90 years, in the form of a leasing contract
of 30 years, with a guarantee option to renew the leasing
2 times, for another 30 years each.
The apartments can be used in
the following ways :
1.3.1
Residential (occupied by the owner)
The owners of the apartment can use any time their
apartment and will have to pay only his electricity.
1.3.2
Sub-leasing (by the owner to friends or clients)
The owner can rent out his apartment and collect directly
the income from his client. The guest has to pay for
electricity only to Swiss Palm Beach.
1.3.3
Renting (through Swiss Palm Beach Co.)
Swiss Palm Beach Company Limited will rent out these
apartments on behalf of the owners. The company will
also make promotion to the Agents and take care of
the management of the complex.
An estimation of the charges
for each of the aforesaid possibilities is enclosed.
They are defined with accuracy in a second contract
between the owner and Swiss Palm Beach Company.
1.4 Insurances
The complex is insured by "QBE Insurance Company"
against fire, water damage, flooding, storms and civil
liability, also for lost of profit.
The expenses are divided between the owners. The premium
amount is indicated on the following pages.
2. PURCHASE PRICE AND LEASING

government tax of apartment).
2.2 Leasing registration fee

The charges are calculated on a basis of a registered
apartment value of 1,200,000 Baht. These charge have
to be paid at the registration dated of the deed. They
are due for each 30 years renewal of the deed and the
amount will depend on the value registered at that time.
According to the use of the apartment,
